More Bondi Beach luxury set to take shape

This proposed five-storey development, valued at $100 million, will feature nine high-end residences designed by Sydney-based architecture firm MHN Design Union (MHNDU), with landscaping by Dangar Barin Smith.


Central Element (CE) has submitted a Development Application (DA) for a new luxury residential project in Bondi Beach, set to transform a 1200-square-metre site at 46 and 48-50 Lamrock Avenue. The project comprises a mix of two-, three- and four-bedroom residences, including a full-floor penthouse with a wraparound terrace offering panoramic views of Bondi Beach. 

The design takes inspiration from Art Deco influences while incorporating contemporary materials and finishes. Each floor will contain just two residences, with two ground-floor apartments extending into private gardens. A lower ground level will provide 15 parking spaces for residents.

Located within walking distance of Bondi’s restaurants, boutiques and beachfront, the development aims to offer a balance between coastal vibrancy and residential privacy. The architectural approach integrates the building into its surroundings, with recessed upper levels, a textured material palette of stone, steel and glass, as well as extensive landscaping. The project is also designed to meet silver-level accessibility standards, prioritising seamless integration with the evolving streetscape.

The project features energy-efficient glazing, passive design strategies and a focus on enhancing the connection between architecture and nature. Having recently set a suburb record with a $20 million penthouse sale at the Ballamac House redevelopment in Coogee, this proposal aligns with CE’s broader strategy of delivering high-end residences in Sydney’s Eastern Suburbs. The company is also currently progressing with its $150 million Sandridge Street project in Bondi Beach.

We’ve assembled an industry-leading team to create a landmark address that embraces Bondi’s unique character while offering a refined, elegant lifestyle.”

Pending approval, the development is expected to launch in 2025.
