Located in Kooyong’s historic residential enclave, the new Mansard development brings together architecture by Carr and landscaping by Eckersley Garden Architecture.


Mansard is notably located in historic Kooyong, and the new project by property developer BonYan brings together architecture by Carr and landscaping by Eckersley Garden Architecture in a distinctive expression of integrated design. The project comprises 16 individual residences unified by a bold interpretation of the traditional mansard roof.

Carr’s design situates the building comfortably within its streetscape, with three sculptural forms clad in grey hand-pressed brick and glass. The mansard roof, derived from 16th-century French architecture, is reimagined at scale to create house-like silhouettes that resonate with the character of Kooyong. The form balances contemporary minimalism with a contextual sensitivity, underscoring Carr’s focus on craft and material restraint.

Internally, Carr’s architecture transitions seamlessly into the interiors, where tactile surfaces and refined detailing define the living experience. Natural light, open planning and subtle tonal contrasts create a calm domestic atmosphere. Kitchens feature organic finishes and a central Blue-Ocean travertine island, paired with concealed joinery and premium appliances. Living areas extend to generous wrap-around terraces, reinforcing the project’s focus on indoor-outdoor integration.

The landscaping by Eckersley Garden Architecture plays a critical role in softening the bold architectural forms and anchoring the building within its natural environment. Emphasising generosity and longevity, the plant palette includes mature trees, dense groundcover and cascading vines that envelop the façade and blur the boundary between architecture and nature. Ground-floor residences are distinguished by tranquil water features, while upper-level apartments include private swimming pools.

Eckersley’s approach mirrors the architectural language, promoting a sense of calm and connection to place. The outdoor spaces are designed not only as visual extensions of the interiors but as immersive environments for retreat, gathering and reflection. The use of classic plant species references the surrounding Kooyong context, ensuring the landscape evolves gracefully over time.

Alongside BonYan, Carr and Eckersley’s collaboration defines Mansard’s character. The result is a residential development that elevates the experience of apartment living through an integrated architectural and landscape response.

Now complete, Mansard is a rare addition to Melbourne’s multi-residential landscape, offering a composed and carefully curated living environment that prioritises serenity, space and enduring design.
