Level entry thresholds and the attractions of indoor and outdoor living

Developed by Monaco Property Group and located on the quiet Surfers Paradise enclave known as the ‘Isle of Capri’, Capri Villas is a high-end collection of homes, set within a gated community.


Including 48 three and four-bedroom villas – each with an open plan living area, a private courtyard, a double garage and more – the development also features shared resort-style amenities.

Beyond their own homes, residents enjoy the benefits of a lounge and dining pavilion, landscaped grounds, an outdoor barbeque area, and a fully serviced swimming pool with submerged lounges.

A level entry threshold solution

At the planning stage, when conceiving of these communal areas, the architects (from Plus Architecture) saw the need to blur the internal/external distinction and establish a seamless transition between the residents’ lounge, the pool and outdoor recreational spaces.

To achieve this, they turned to Stormtech, a manufacturer of architectural grates and drainage. As the company credited with the invention of the linear drain, Stormtech had the perfect solution – a level entry threshold system that encircles the residents lounge, transitions around walls and integrates with the subsill drainage of the three types of door systems in use.

Specified in this way – between the indoor and outdoor areas – the system eliminates the need for a stepdown and remove trip hazards and accessibility barriers.

The benefits of the level entry threshold solution are numerous. For the architects, it represents a sophisticated solution that not only facilitates the indoor-outdoor flow they were looking for but also aligns with contemporary design principles and the push for universal access.

In terms of this last point, the system exceeds AS 1428.1, Livable Housing Design, NCC 2022 compliance. Efficient and effective, it helps ensure the communal space is welcoming and safe. It defines the area as a social setting in which residents, their families and friends can move independently and without obstruction.

Corrosion resistance meets high-performance

From the perspective of the developer – and the residents of Capri Villas – the level entry threshold solution represents a sound investment. It delivers the peace of mind that comes with a robust, corrosion resistant high-performance. It protects the building from water ingress, while also providing a safe, accessible, and luxurious long-term living environment.

A custom-engineered, Australian-made product designed to simplify the installation process, level entry threshold drainage is supplied with the assurance of precision fabrication and support. Including free onsite consultation, measures and quotes, this ensures integration with specific site requirements.

Like all Stormtech products, the threshold drainage system is made from marine grade 316 stainless steel. Its design exceeds all Australian Standards and is WaterMark certified. It is available in a choice of eight grate designs (AR, AA, TR, TI, MND, PS, PPS, and PAS), as well as several finish options (including Stainless Steel, PVD Brass, or electropolished).

Now complete and fully functional, Capri Villas is a welcome addition to an already beautiful location; a residential facility that, with a little help from the Stormtech level entry threshold drainage system, successfully mixes the need for privacy with the benefits of communal living.
